- Collection of dues; ACH, lockbox, coupons, credit card.
- Supervision of on-site maintenance personnel.
- Supervision of vendors.
- Negotiating vendor contracts.
- Enforcement of governing docs.
- Bookkeeping and preparation of financial package; comparative income statement, balance sheet, cash flow report, accounts receivable, etc.
- Provide invoices for review to designated approving party.
- Attend Board meetings and take minutes of meeting.
- Attend Compliance hearings and provide guidance for compliance committee.
- Facilitate all bulk mailings and notice requirements as per the Florida Statutes.
- Process Architectural change applications.
- Process new owner or tenant applications.
- Provide guidance on amending By-laws.
- Provide guidance on passing a special assessment as per 718 and 720.
- Assist Board members in daily operations.
- Provide bulk communication to residents.
- Act as liaison between Board and residents to provide bulk communication.
