Onalim provides individual home management services. The following is a list of services we offer to our clients.
Tenant Placement
Onalim staffs licensed Realtors that will assist in finding a qualified tenant for your investment property.
– Nationwide criminal background and credit checks are performed to mitigate your risk in placing a qualified, long term tenant for your rental property.
Management
Onalim will provide a full spectrum of management services once a tenant is placed. That includes the following:
– Rent collection: tenants have the capability to pay their rent via e-check, credit, and bill pay.
– Maintenance requests: tenants will have their own unique sign in which allows them to send in maintenance requests for any necessary repairs. This feature allows them to share any photos for a quicker assessment from any one of our vendors.
– Owner view: Owners will have their unique sign in which allows them to a variety of information. It shows current work orders; that may be any estimates that are pending or any scheduled appointments by vendors.
The owner view will allow them a repository that keeps all of the relevant documents associated with their property; lease agreements, account numbers, invoices, income statement, tax returns, etc. All in one convenient place for reference.
– Communication: Onalim and its representatives will be the buffer between landlords and tenants in terms of communication.
– Security Deposits: Onalim will hold security deposits in a separate escrow account.
– Eviction: In the event a tenant needs to be evicted, onalim will facilitate the necessary steps in having that tenant removed.
Landscaping Services
We also offer a variety of landscaping services for our clients which makes Onalim a convenient and streamlined choice for property owners. Below is a list of the services we provide:
– Mowing/blowing/edging: When we leave your home, there’s no debris left over and it leaves your home looking fresh and clean.
– Irrigation Wet checks: Having effective water management is a staple in keeping your yard in first class appearance. Onalim will manage your clocks, fix any broken heads, zone valves, etc.
– Fertilization: It’s important to keep your lawns and plant beds looking lush and clean. Our fertilization specialists boast years of experience doing just that and can tailor your treatments accordingly.
Tree Trimming
On staff, Onalim has our certified Arborist who is responsible for overseeing our tree trimming division. We offer a variety of services for whatever your tree trimming needs are.
