When approved/scheduled please print & take a copy of the Rules and Regulations to the Orientation meeting.

Agreement

l/We hereby agree to the following for myself and on behalf of all persons who may use the unit which I seek to purchase/lease: 

  1. I/We will abide by all of the restrictions contained in the Declaration of Covenants, Conditions, and Restrictions, By-Laws, Rules & Regulations and restrictions that may, in the future, be imposed by The Landings at River Bridge Homeowners' Association, Inc., and the River Bridge Property Owners' Association, Inc. 
  2. I/We understand that any violation of the restrictions contained in the Declaration of Covenants, Conditions and Restrictions, By-Laws, Rules & Regulations and restrictions that may, in the future, be imposed by The Landings at River Bridge Homeowners' Association, Inc., and the River Bridge Property Owners' Association, Inc., provide cause for termination of use of any common area and amenities. 
  3. I/We understand that rental of the unit is prohibited within the first year of ownership (commencing with the recording date of the deed). 
  4. l/We understand that sub-leasing of the unit is prohibited. 
  5. I/We understand that each unit owner within The Landings at River Bridge must obtain and keep current insurance coverage for the interior of the unit (an HO-6 Policy). 
  6. I/We understand that I/we must be present when any guests, visitors, or children who are not permanent residents occupy the unit. 
  7. Unless otherwise determined by the Board of Directors of The Landings at River Bridge Homeowners' Association, Inc., a person(s) occupying a residential unit for more than thirty (30) days without the owner or a member of his family being present shall not be deemed a guest, but rather shall be deemed a lessee (regardless of whether a lease exists, or rent is paid) and shall be subject to the provisions of the Declaration which apply to lessees.

  8. l/We understand that the Board of Directors of The Landings at River Bridge Homeowners' Association, Inc., may initiate a background/credit check. Accordingly, l/we specifically authorize such a background/credit check and that the Board of Directors and Officers of The Landings at River Bridge Homeowners' Association, Inc., itself, as well as the Property Management Company and Bookkeeping Company, shall be held harmless from any action or claim by me/us in connection with the use of the information contained herein, or any background/credit check conducted by the Board of Directors. 
  9. It is understood that the applicant(s) fully understand or have requested Rules and Regulations, Declaration of Covenants, Conditions and Restrictions, Articles of Incorporation, By-Laws, and any and all amendments thereof that can relate to their actions while occupying these premises and the actions of their relatives and guests. It is further understood that it shall remain the applicant's responsibility to inquire as to said rules, regulations, etc. A copy should be requested from your owner, agent, or Homeowners' Association. 
  10. I/We agree that no persons other than those shown on my/our Application will reside in the unit, and I/we agree that anyone moving into the unit at a later date will have to be approved by the landlord, The Landings at River Bridge HOA, Inc., registered with the River Bridge POA, and a background/credit check done at the applicant's expense. 
  11. I/We give permission to The Landings at River Bridge HOA, Inc., for a background/credit check to be done. 
  12. I/We understand that the acceptance of a purchase/lease of a unit at The Landings at River Bridge is conditioned upon the truth and accuracy of this Application and upon the approval of the Board of Directors. Any misrepresentation or falsification of the information on this form will result in an automatic rejection of this Application and could incur legal ramifications.

 

In making the foregoing Application, I/we am/are aware that the decision of The Landings at River Bridge Homeowners' Association, Inc., will be final. I/We agree to be governed by the determination of the Board of Directors. Furthermore, we have read and agreed to adhere to the governing docs and the supplemental rules and regulations of Landings at Riverbridge HOA.
